Step 1: Detailed valuation

Before you put your property out onto the market you will need an accurate valuation on its value allowing you to set the best possible price. Step 2: Come in for a coffee

We realise that selling your property can be an exciting and stressful time so to make the process easier for you we would like to meet you in order to organise the sale of your property around your schedule. We are able to offer out of hour’s services such as late evening viewings, we will inform you of all the marketing your property will receive and can also advise or offer gas safety certificates, electric certificates and energy performance certificates.

Step 3: Instruct a solicitor

In order to get the ball rolling on the sale of your property you will need to instruct a conveyance solicitor who will take care of all the legalities when selling a property. We have an experienced legal department who will be able to talk you through this and offer any recommendations and advice.
 

Step 4: Get ready for launch

Making your property aesthetically pleasing can make all the difference to a successful sale and achievement of your asking price. More than half of people looking to buy a property will make their decision upon entering based on the exterior of the premises. Therefore you may want to address any DIY jobs, gardening or maybe even redecorate. At this stage we will visit you to take professional panoramic photographs along with our editor who will do a comprehensive property description, all in just one visit.
 

Step 5: Lift off

We now have everything we need to give you maximum exposure across all prime property portals, newspapers, local press and more. Step 6: Showtime

Our personalised service means that we can arrange viewings around your schedule. ALL viewings will be accompanied allowing added benefit of our expertise and sales experience.
 

Step 7: Receiving an offer

We will notify you both verbally and in writing as soon as an offer is received detailing if any conditions of the offer and the buyers ability to proceed. You can then make your decision on whether to accept the offer and may ask us for any advice or negotiations that you may want on your behalf.
 

Step 8: Agreement

Once you have accepted an offer we will begin on the legalities which includes the following:

  • Preparing a memorandum of sale
  • Write to all parties to confirm the agreed price
  • Ask you to confirm your solicitor’s details

We will then send over the required documents to your solicitor who will draft a contract for the buyer’s solicitor to confirm. We will keep you up to date with all the correspondence allowing you to arrange dates for the survey on your property, exchange of contracts and propose a date for completion.
 

Step 9: Exchange of contracts

At this stage the following will need to be confirmed and agreed:

  • Agreement from both parties of draft contract
  • Buyers mortgage offer
  • Any specific issues highlighted

A mutual agreement date will then be set once the contract has been signed by both parties and a deposit has been paid by the buyer's solicitor to your solicitor.
 

Step 10: Completion

Once the buyer's solicitor has transferred the residual monies, your solicitor will inform us and you when the money has cleared into your account. From there we will arrange with you the release of the keys.
